Industrial park bids to
attract more businesses
after DHL moves in
Verdion iPark Copenhagen entices new
occupiers with a specialist facility and
excellent transport links to the region.

International freight
handler DHLs decision
to lease a new 12,000m2
modern warehouse unit at
Verdion iPark Copenhagen to support one of the
worlds largest pharmaceutical companies has
set the tone for new development plans in the
Greater Copenhagen area.
Verdion, a pan-European real estate developer, investor and asset manager, has similar projects in Europe as well as a growing track record
in Denmark, and DHLs move to this Copenhagen facility demonstrates the opportunity here
for new occupiers, says executive director at Verdion, John Clements. He thinks the partnership
will make the industrial park more appealing for
other firms thinking about moving in. With this
building let to DHL to store pharmaceuticals for
a major Nordic healthcare company and supply
them around the world, other businesses can
be assured both of Verdions ability to deliver
similar facilities and the sites ability to accommodate the complex technical requirements logistics firms increasingly need.
Verdion iPark Copenhagen boasts 26,000m2
remaining of flexible warehouse accommodation available to lease. The site is located in Allerød Kommune, just 20 minutes from Copenhagen city centre by car and also within easy reach
of the airport. Its also close to North Zealand
where an important part of Denmarks pharmaceutical industry is based while still being suitable for a wide range of business sectors. Whoever
takes space here, Verdion has their long-term
needs and efficiency in mind. Sinus joints on
the concrete floors used most by forklift trucks
and concrete plinths around each building are
both designed for durability, while buildings are
planned with wider gates and yards measuring
55 metres to improve access for HGVs.
Speed to market
Mr Clements says road access and on-site improvements mean everything is in place to support
business so they can get started straight away.
With DHL now operating from the site, we have
high quality infrastructure already in place,
meaning that a building can be ready to move
into in a short time, he says. Occupiers wont
be waiting for the zoning, roads or connections
that can sometimes take longer than expected at
a time when speed to market is important. The
new development offers big opportunities and is
exciting for the area. This is the only zoned and
developable land north of Copenhagen capable
of delivering warehouse buildings with a requirement for environmental class 6 or 7 and the
infrastructure to support development is already
in place, Mr Clements explains.
Copenhagen currently has very low vacancy
rates there is a limited amount of existing modern warehouse facilities but growing demand
from occupiers, Mr Clements adds. This is an
opportunity for businesses to start with the advantages of a blank canvas and work with Verdion to create a facility that precisely meets their
needs, whether that is a highly technical facility
